Updated October 2026. A DHA Lahore transfer takes five steps: verify the file, get a No Demand Certificate (NDC), pay the transfer fee and taxes, appear together at the DHA Transfer Branch, then submit the transfer set and collect the new letter. Under DHA’s schedule in force since 1 July 2025, the transfer fee in Phases 1–12 is Rs 10,500 per marla for a plot and Rs 15,750 per marla for a house. For a 1 Kanal house that is Rs 315,000, before FBR taxes.
Every figure below comes from DHA Lahore’s own Revised Schedule of Charges (w.e.f. 1 July 2025) and its Transfer services page. Many guides online still quote the older December 2021 rates (Rs 7,500 per marla), so compare before you pay anyone.

Step-by-step DHA Lahore transfer process

1. Verify the property first
Before any token money, get the file or property verified at the DHA verification desk. You need copies of the allocation, intimation or allotment letter and the owner’s CNIC. DHA’s transfer page says the result is ready in 24 hours (Rs 2,000 there; the July 2025 schedule lists file verification at Rs 5,250, so confirm at the counter). This one step stops most of the scams in our DHA Lahore property fraud guide.
2. Seller applies for the No Demand Certificate (NDC)
The NDC is DHA’s confirmation that nothing is owed on the property. DHA itself calls it the first step of any transfer. There is no NDC fee, but all dues must be cleared. For a house or a plot with open possession, the Building Control Branch sends a surveyor. For a built house, the seller also clears the property tax and TIP with Walton or Lahore Cantonment Board, and pays the water bill.
3. Pay the vouchers: transfer fee, dues and advance tax
On the date given on the NDC receipt, you collect payment vouchers from the DHA Finance counters and pay them at the bank. The paid vouchers go back to the NDC counter with the IT-5 form and the paid advance tax voucher (where it applies). DHA asks for the paid transfer fee at least two days before the transfer date.
4. Transfer appointment: buyer and seller appear together
Both parties visit the Transfer Branch in person on the appointment day. The seller surrenders the original allocation, intimation, allotment or transfer letters. In Phases 1–4 the original sale deed is also surrendered where one exists. In Phase 5 and Phase 8 (Ex Park View) the share certificate is surrendered where one exists.
5. Submit the transfer set within 30 days
The buyer submits the completed transfer documents, government charges and the DHA membership fee at the Customer Care Centre within 30 days. If you are late, DHA adds 25% per year of the transfer fee. You then collect the new transfer letter in your name from the Transfer Branch with your original CNIC.
Documents checklist
| Seller (for NDC and transfer) | Buyer |
|---|---|
| CNIC copy (original on transfer day) | CNIC copy and original |
| Copies of allocation / intimation / allotment / transfer letters (originals surrendered) | 2 passport-size photos, blue background |
| Site plan (if possession is open) | Associate membership form + registration fee (if not already a member) |
| Completion certificate (for a built house) | Paid advance tax voucher and IT-5 form, where applicable |
| TIP receipt and property tax clearance from Walton / Lahore Cantt Board (built property) | Paid transfer fee voucher |
Companies, trusts, firms and service-benefit plots have extra documents (listed on DHA’s NDC page). For Phase 11 (Rahbar) and Phase 12 (EME), owners also need a property tax clearance certificate from the Excise and Taxation office.
Worked example: buying a 1 Kanal house in DHA Phase 7
Take a 1 Kanal house like our current 1 Kanal house in DHA Phase 7 Block P (asking Rs 13.5 crore). The DHA side of the cost does not depend on the price. It depends on the size, the phase and whether it is a plot or a house.

- Transfer fee, house: 20 marla × Rs 15,750 = Rs 315,000
- Sports fund: Rs 10,500
- Registration for a buyer who is not yet a member (1 Kanal): Rs 150,000
- DHA total: about Rs 475,500, plus FBR advance taxes on both sides
If the buyer and the seller are both already registered members, the transfer fee halves to Rs 157,500. With the sports fund, DHA’s share then comes to Rs 168,000. If you need it faster, the urgent transfer fee (Rs 70,000) or DHA’s Executive Transfer Service (Rs 80,000 for a regular transfer on the 4th day of applying) is extra.
For a 10 Marla house, such as our 10 Marla house in Phase 7 Block Y, the same maths gives Rs 157,500 + Rs 10,500 + Rs 75,000 = Rs 243,000 for a new member.
What about FBR taxes (236K, 236C)?
DHA does not collect the income tax itself, but it will not finish the NDC without proof that it was paid. The buyer pays advance tax under section 236K and the seller under section 236C. Both are worked out on the FBR property value, not on DHA’s per-marla fee. The Finance Bill 2026 proposed a large cut in these rates from 1 July 2026 (Business Recorder, 12 June 2026), so check the current FBR rate on your exact property before you budget. Filer status changes the rate a lot. Our next guide covers the taxes on a DHA purchase with a full example.
Common mistakes that delay a transfer
- Paying token money before verification and the NDC are done.
- Using a fee list from 2021 or earlier. DHA’s rates went up on 1 July 2025.
- Unpaid Walton or Cantt Board property tax on a built house, which holds up the NDC.
- Missing the 30-day window for the transfer set and paying the 25%-a-year late charge.
- A seller abroad without a valid Special Power of Attorney (DHA charges Rs 21,000 to make one). Overseas buyers should read our overseas Pakistani DHA guide.

FAQs
DHA Lahore transfer fee kitni hai in 2026?
Under the schedule in force since 1 July 2025: Rs 10,500 per marla for a plot and Rs 15,750 per marla for a house in Phases 1–12. That is Rs 210,000 for a 1 Kanal plot and Rs 315,000 for a 1 Kanal house. Phase 13 plots are Rs 2,500 per marla. Sports fund and registration are extra.
Who pays the DHA transfer fee, the buyer or the seller?
DHA’s schedule does not fix this. In practice it is agreed between the two parties, so write it in the sale agreement. FBR advance tax is separate: 236K is on the buyer and 236C is on the seller.
How long does a DHA Lahore transfer take?
Verification takes about 24 hours. The NDC timeline depends on the plot or house, the phase and the transfer type, and the transfer happens after NDC clearance. If you pay for DHA’s Executive Transfer Service, it can be done on the 3rd or 4th day of applying.
What is an NDC in DHA?
A No Demand Certificate. DHA confirms that no dues or objections are pending on the property. It is the first step of every transfer, and DHA charges nothing for the certificate itself.
Is the transfer fee lower for a gift (Hiba) or legal heirs?
For legal heirs transferring jointly, the fee is half: Rs 5,250 per marla for a plot and Rs 7,875 per marla for a house in Phases 1–12. Hiba (gift) is allowed only between parents, children and spouses and needs a NADRA Family Registration Certificate. DHA says its fee depends on the phase, size and plot or building type.
